Off the Market: Rival Rowhouses $2800

For many DC renters, there is the allure of a classic rowhouse. Finding a house on a limited budget can be a challenge. If being in an established neighborhood is a priority, than you may need to brace yourself for a bigger price tag. Committing to a higher price point means that you should be picky. If you are stretching your budget, you should try and get everything you want. Here are two townhouses, both listed at $2800. How do you chose the right one? Get picky and weigh the details.

AdMo Rowhouse with Private Backyard and Parking

Just based on the exterior, this is what a lot of DC renters are looking for. It is a classic downtown row house. Inside there are hardwood floors and a fireplace. There are two bedrooms and one and a half bathrooms, perfect for guests. However, it is the things you find outside that are most appealing. There is an expansive fenced in backyard and patio, which would be great for entertaining. The home also comes with one parking spot. On the downside, the kitchen is a little cramped and dated.

Logan Circle Rowhouse with Classic Charm and Modern Updates

This rowhouse is combination of old and new. The older, classic features include hardwood floors, a working fireplace, and exposed brick. However, the owners completely upgraded the kitchen with stainless steel appliances (including a gas range and wine fridge) and granite countertops. The home is about 1000 square feet and located on the end of the row. There are two bedrooms and one bathroom. On the downside, there isn’t a parking option or outdoor space.

Which one would I chose? I would go with the Logan Circle rowhouse. When comparing similar properties, you have to examine the elements that you can’t change. The Logan Circle property is an end unit, this means far more natural light. The Adams Morgan house will only have light at the front and back of the house. Both houses have charm but the Logan Circle house also has modern updates. This area of Logan Circle is less established than the Adams Morgan location, but it is quickly becoming a destination for young professionals. There are drawbacks to the Logan Circle house but if you are young and looking for more urban experience, this is the better choice.
