$1595 / 1br – 700ft2 – Capitol Hill 1BR w/WiFi & HiDef CATV (1430 Duncan St. NE)
What’s great: Big space, great floors, updated kitchen, and a lot of windows. There are a lot of wifi/tv things included too which is one less bill you have to pay. Onsite laundry also included and the application fee is waived if you present your credit info! 3ish blocks from H street without paying the price for a new big building.
Why you should think twice: You’re a good walk from a metro. I’m not sure about the layout, kinda curious if there’s a natural place to put a little dining table and chairs. It also doesn’t look as if there’s much hanging closet space.

$1599 / 1br – 525ft2 – Capitol Hill 1BR/1BA- Utils Included- Move In 9/18-10/1 (16th and Mass Ave SE)
What’s great: Smart use of space for the square footage. Small but functional kitchen with a solid amount of counter space (for one person). Utilities included. I’m really attracted to this place, it’s pretty simple but everything about it makes it a pretty great rental unit.
Why you should think twice: Storage space.

$1700 / 1br – 705ft2 – New Construction 1 Bd 1 Ba Condo in NW DC (Adams Morgan)
What’s great: This is a new condo. I wonder if the owners have lived here or it’s an investment property. The place doesn’t have the character and charm that I prefer, but for this price and size I would check it out. It’s pristine, the pictures truly speak for themselves. I also love that there’s a balcony.
Why you should think twice: High traffic area, it could be loud.

$1795 / 1br – 600ft2 – Kalorama/Adams Morgan Junior 1-Bedroom (2032 Belmont Road NW)
What’s great: I am a complete sucker for this location. You’re right next to the park but close to a lot of great neighborhoods. You’d have a dining area and a good sized living room, in addition to a foyer. Great hardwood floors.
Why you should think twice: The bedroom is a shoebox and I don’t think you could fit more than a full sized bed. The kitchen is pretty dated. There’s tile in the bedroom and the kitchen floors are also an unfortunate tile. The windows look like they may look out on an alley, so maybe not the best view.

$1795 / 1br – 600ft2 – Georgetown historic downtown near campus (Washington DC)
What’s great: I never find affordable places in Georgetown, so this place immediately caught my attention. The apartment is on Wisconsin, just where it starts to get a bit quieter with a little less foot traffic. Good amount of space and it looks like there are a few closets which is also helpful.
Why you should think twice: I’m not sure what floor this is — are those bars on the living room windows? I think this posting is for both of the units (one available in August, the other in September). Either unit looks like a whole lot of carpet.
