Happy Monday, readers – welcome to the new work week! This selection focuses on 2 BRs in the District. Some real gems in this bunch, so enjoy browsing – happy hunting!

Quick stats: $2800 / 1200 square feet = $2.33 per square foot
0.4 miles / 9 minutes walk to nearest metro (U Street)
The drill: Beautiful propter here, in a really fun area. Top floor apartment of a townhouse! I especially like the open, modern concept, high ceilings, abundance of storage space. Tons of natural light.
Why you might think twice: Looks like this property is only good for a year while the current owner is away.
Quick stats: $2350 / 800 square feet = $2.93 per square foot
1 mile / 21 minutes walk to nearest metro (Union Station)
The drill: Charming building in the H Street Corridor neighborhood! The building itself was build in the 1800s, and features exposed brick, skylights, newly refinished hardwood floors, and a great fenced-in backyard area for hanging out.
Why you might think twice: Like most H Street Corridor properties, far from metro. Other public transit options available, though! Bedrooms and kitchen on the smaller side.
Quick stats: [square footage not listed]
0.7 miles / 15 minutes walk to nearest metro (Georgia Ave/Petworth)
The drill: Located on the on the top floor of a quiet commercial building – I couldn’t figure out exactly which building that is… I like this apartment because it comprehensive. It has everything you could possibly need, at a very fair price point, but isn’t flashy or overly special. The bedrooms appear to be of decent size and have great natural sunlight!
Why you might think twice: not super familiar with the neighborhood, personally.
Quick stats: $2600 / 750 square feet = $3.47 per square foot
0.6 miles / 12 minutes walk to nearest metro (Columbia Heights)
The drill: Cute townhouse on a really quiet street. This one caught my eye because of the unique woodwork throughout – I’ve never seen anything quite like this! there are built-in bookshelves, an exposed brick kitchen, and a nice private backyard.
Why you might think twice: 750 square feet for a 2 BR isn’t all that large.
Quick stats: $1925 / 825 square feet = $2.33
0.5 miles / 9 minutes walk to nearest metro (Georgia Ave/Petworth)
The drill: Great price point! I really like the colors in this English basement – comes with stainless steel appliances, white quartz countertops. Parking sport included. Looks like there is also a decent backyard for you to use, though you have to share it with the tenants above.
Why you might think twice: Not incredibly familiar with this neighborhood, but this property looks great! Not much to hate here.
