Studios and one bedrooms galore. And one two bedroom option that I have decided is great for people who have guests and/or roommates who have decided to prioritize nice things.

$1500 / 1br – 1 bed/1bath – Apartment (301 U Street N.W.)
What’s great: Le Droit Park is close to so many things that are new and exciting. This is a great price for a one bedroom, let alone one that is fairly remodeled with great floors. Ample natural light, washer/dryer in unit, and all utilities covered by the landlord apart from internet/phone.
Why you should think twice: Living space looks pretty tight, it’s on the first floor. It’s at a price point that may be attractive to someone without two years of work experience or three years of rental references?!

$1595 / 1br – 700ft2 – Top Floor 1bed-Close to AU/Tenleytown Metro/Whole Foods/Fannie Mae (4105 Wisconsin Ave NW)
What’s great: I usually do not look this far north but if you work or go to school in Bethesda or anywhere the NW red line area, this could be a great option. I like the layout, from what I can figure out through pictures. The kitchen looks to be on the smaller side but still has everything you’d need. You could probably fit a king in that bedroom.
Why you should think twice: It’s odd that an applicant is asked to bring money? I’ve never seen that before but I guess having a check in hand doesn’t hurt. No pictures of the bathroom or any sort of closet space.

$1680 / 545ft2 – This Huge Studio Apartment Is A Definate Must See (Woodley Park)
What’s great: Not a posting by a landlord, but WC Smith. As I think posts have said before, great company to rent from. Woodley Park is definitely residential, but you’re close to a lot. This is a standard layout for a studio, but with a closet nook in addition to a walk-in. Great updated kitchen with (potentially) a heavily wooded view. All utilities included. OOh! And garage parking! It could cost an arm and a leg but if that is important to you I feel like it’s rare in old buildings.
Why you should think twice: Woodley Park is not a great location if you like new and exciting restaurants. Alternatively, there are 0 grocery stores anywhere that one would consider to be relatively close.

$1720 / 405ft2 – Studio priced to rent! Check it out! 7th Floor!! (Washington)
$2151 / 1br – 600ft2 – Adams Morgan 1 Bedroom – Great price! Tour today! (Adams Morgan)
What’s great: I’m throwing these two together because they are pretty much the same apartment (in the same building) in terms of features, but one is a studio and the other is a one bedroom. I’ve never seen much in this building, but they’re a property management company so maybe they don’t use Craigslist that frequently. My favorite things about these units are that they’re renovated/fresh and are obviously well cared for. It helps that there is a washer/dryer in the unit, but when looking in this neighborhood I love finding places that are tended to and renovated rather than just trying to fill a unit immediately. RE: the one bedroom — the closet space is heavenly.
Why you should think twice: Columbia could be LOUD. Traffic does not slow down in Adams Morgan.

$2800 / 2br – TWO BEDROOM CONDO (CAPITOL HILL)
What’s great: This looks home-y AF and is in a great location for the Hill/Union Station/etc. The exterior looks more “suburban townhouse” than DC, but this looks like a great place for a couple who wants a guest room. Or maybe you and your future roommate have decided to be adults, idk. AND there’s parking! Is this too good to be true? + Plantation shutters
Why you should think twice: CARPET. WHY?! You better be committed to living like an adult and not have rowdy people over with all that flooring. There are no pictures of the bedrooms which is something that irritates me.
