I am big on fall, and am very disappointed with the lack of turned foliage this late into October. For today’s post, I aimed to find spots located in areas that look their best during fall, but ultimately failed due to lack of inventory. No theme this week, just a bunch of great one bedroom options and an amazing three bedroom house.

$3550 / 3br – 1500ft2 – Bright and Spacious 3 BD / 1.5 BA Townhouse. U St / 14th St Corridor. (U St / 14th St Corridor)
Why you’ll love it:
I love this house for its bright light, and gorgeous details. Looks like the owners kept the original fireplace and wood detailing, which makes my heart happy. This size-able three bedroom is a perfect place for a group of friends looking to live in a fun area.

Look before you book: Be sure to click through ALL of the property photos on craigslist posts people! It appears parts of the house haven’t been recently updated, like the dated kitchen and carpeted bedrooms.

$1700 / 1br – 700ft2 – Prime 1 bedroom apt in DC
What makes it great: Location couldn’t be better, 13th & Harvard is a convenient spot for anyone wanting to live and work in D.C. Having lived not far from here before, I know there’s an awesome bus line (S9 I think) which goes directly downtown. What I also like is that although this apartment has been recently renovated, the price hasn’t sky-rocketed.

Why you should think twice: Looks like the unit has tile throughout, which I am not a fan of. An easy fix would be to lay down some area rugs.

$1775 / 1br – 624ft2 – Happiness awaits you at Shelburne! 1 bed, 1 bath, 624 sqft! (Metro’s Red, Yellow and Gre)
Why you should choose it: I love the Shelbourne, it’s in the most-perfect location, and is one of the last buildings in Dupont with realistic pricing. This building is ideal for pet owners, as they do allow furry friends and are conveniently located near a fantastic dog park. When we finally see some fall foliage, you’ll be not far from gorgeous Swann Street, which boasts the most stunning yellow hues (see more about Swann below).

Reasons to keep looking: Size might be an issue here, 624 square feet isn’t huge for a one bedroom. The kitchen could also use an upgrade.

$1800 / 1br – Spacious Basement Unit w separate entrance (Kalorama)
What makes it great: I will forever and always be a proponent of Kalorama. There’s a reason why it continues to be a sought-after neighborhood even as the trend is to move Northeast. Kalorama is peaceful, but still close enough to bustling Dupont Circle and Adams Morgan. Basement units can be challenging for those who value privacy but this one features a separate entrance so don’t let that scare you away.

Why you should think twice: Improvements could be made to the bathroom and it doesn’t look like the kitchen has a stove. If I were to move here, I’d try to negotiate the price down for those very reasons.

$950 / 1br – 550ft2 – 1 bed 1 bath 550 sqft (1714 Swann St NW APT 3,Washington, DC)
Sign the line: I mentioned I’d speak more about Swann street, so here it is. Anyone remember the ’90s movie Little Princess? Well that movie sparked my love affair with brownstones. Swann Street not only has gorgeous trees lining the streets, but even more amazing brick row houses (as seen above). For those seeking an idyllic walk home everyday, this is the street for you. It doesn’t hurt that this one bedroom also features a cute little patio, perfect for fall days like today.

I can’t think of a reason why you shouldn’t check this place out.

$1795 / 1br – Capitol Hill Historic Gem! (721 East Capitol St SE)
Why I love it, and you will too: 
So much old-world charm here. Original fireplaces instantly make a place unique, and this place has two of them. Although this apartment looks small, there are plenty of built-in cabinets for all of your stuff. Another added benefit is the beautiful marble bathroom.

What concerns me:  The post says “recently updated” which doesn’t tell you how much updating/renovation was actually done. I’d definitely book a tour and see how modernized it really is.
