Foggy Bottom was the first neighborhood I called home in DC. Heading to The Colonial Arms, I was reminded of what a great neighborhood it is and how much it has changed. Metro accessible, walking distance to Georgetown, and easy access to the interstate for commuters, this neighborhood has a lot to offer. It also doesn’t hurt that Foggy Bottom has a Trader Joe’s and a Whole Foods.

The Colonial Ams is located at 939 26th Street NW. 26th Street is a quiet, dead end street which means there is little noise and a surprising amount of on street parking. 25 units total, the apartment building is owned and professionally managed by Fitzgerald Properties. Fitzgerald Properties is one of those management companies to keep on your radar. They are small, local, family owned, and their portfolio consists of many rent controlled gems.
There are a few one bedrooms units available now. Prices begin at $1795 and that includes everything but electric . There are a few things that make these units stand out. The first is upgrades. The kitchens and bathrooms have both been recently remodeled. Kitchens feature stainless steel appliances that include a dishwasher and washer and dryer. The washer and dryers are all in one. The best feature is you can set it to wash and dry without ever having to transfer your laundry. Throw you clothes in before work, they are clean when you come home. The other big factor is space. These units are huge. One bedrooms hover between 825 square feet and 850 square feet. You will not get this kind of space with new construction. You will also not get beautifully refinished original hardwood floors with new construction.
With a family owned company like Fitzgerald Properties, you can expect quality service. Maintaince requests can be made 24 hours a day and you will likely know the person servicing your apartment. Many of the companies employees have been there for years. They are anything but corporate and aren’t going to nickel and dime you. They offer low application fees, a standard $1000 security deposit, and encourage you to make your apartment your own by giving the option to paint. After your one year lease is up, it rolls over to month to month. Need to break your lease? Fitzgerald Properties knows that life happens. Give notice and pay only one month’s rent as a penalty.
