Rising rent prices got you down? It took a lot of digging, but I was able to find several good options for those working with a tight budget. Below you’ll find a mix of one and two bedrooms, with all the one bedroom options under $1700.00, and the two bedrooms just under $3,000.00. Happy hunting:

$1500 / 1br – 650ft2 – 1 Bedroom Apartment in Bloomingdale (Bloomingdale, NW DC)

What makes it great:  I keep hearing more and more about Bloomingdale. Certainly a popular neighborhood these days, but I really don’t know much about it aside from the fact that there are awesome restaurants nearby (Boundary Stone is a favorite). What I know for certain, is that a one bedroom at $1500 is a steal anywhere in D.C., and you should inquire sooner rather than later. This is a newly renovated English Basement with a good amount of space. My favorite feature is the built-in coat rack and cubbies (pictured above). As we approach fall, just think about how convenient it will be to drop all of your jackets and bags in an organized space.

Why you should think twice: Apparently there’s a bus stop right nearby, I am not sure where the closest metro is, so that could be a problem if you have a long commute.

$2700 / 2br – 900ft2 – LOCATION, GARDEN LEVEL MODERN APARTMENT (LOGAN/U STREET)

What’s to love: Location, location, location. A cheesy phrase that actually applies here. This English Basement is right in the heart of Logan Circle and U Street, at a reasonable price. My favorite feature is the nook in the front room which a lot of light seems to come through to.

Why I wouldn’t choose it: Sometimes English Basements can feel stuffy during the colder months.

$2500 / 2br – Lovely 2 Bedroom Shaw English Basement Apartment * Patio

Why you’ll love living here: A great price for the ever-popular Shaw area. This two bedroom basement offers a lot of space, and includes a patio. I love that it still has a full-sized kitchen despite it being an E.B. One of the biggest frustrations with units like this one are low ceilings, but post says ceilings are 8 feet+, so height isn’t an issue here.

Why I don’t love it: Looks like there are tiled floors throughout, easily solved with a nice rug or two.

$1400 / 1br – Spacious, Renovated 1 bedroom in Petworth/Columbia Heights (9th ST NW)

What makes it great: The exterior of this town home really caught my eye. It’s a great deal for what appears to be a lot of room. The split-level back patio looks perfect for an end-of-summer BBQ.

Why I’d choose someplace else: again with my picky flooring preferences, they installed carpet in most of the rooms.

$1600 / 1br – 510ft2 – New To Market Available Early October- One Bedroom Plus Den (Washington)

What you’ll get: To be completely honest, I went back and forth when deciding to include this one, but the price is just so good. Mt. Pleasant is a really peaceful area, but close enough to lively Columbia Heights and Adams Morgan to keep yourself entertained.

What I don’t love: The interior could use some upgrades, but the current tenant has kept everything in good condition, and the bathroom looks very clean.

$2650 / 2br – High End , Contemporary Renovation of a Two Bedroom Two Bath Apartment (1207 G St. NE)
What caught my eye: Location again. H. Street is a fun area that continues to grow. I don’t foresee prices for two bedrooms staying this low for long. I love how bright and clean this building is. I especially drawn to the fact that there are two bathrooms – something you don’t always get in a two bedroom condo. What I can’t tell: Is the entrance is private or shared? Ask about this when inquiring.
