Open House Roundup

Sadly, slim pickings this week. Since there are only five properties catching my eye, I will provide a little commentary on each. For info on this week’s opens, shoot me a note at jamie@exposedbrickdc.com.

Tiny One Bedroom on Capitol Hill with Architectural Charm: $292,900

Small but mighty, this cozy (490 sq ft) one bedroom has interesting architectural features like a curved bedroom and super high ceilings. Unlike some properties advertised on Capitol Hill, this little jewel is actually just a block and a half from Capitol South metro. This probably isn’t a forever home but would definitely be fun to hang on to as a rental for Hill staffers. Investment opportunity!

Boutique Two Bedroom in Kalorama with Parking: $599,000

Looks can be deceiving. This somewhat traditional two bedroom is actually the penthouse unit in a contemporary building on quiet Belmont street in Kalorama. The kitchen needs a little updating and you need to factor in the flights of stairs up to the unit. However you can’t beat the price, especially considering a parking spot is included.

Downtown Deal in Amenity Rich Building: $599,900

This isn’t the most unique property but what it lacks in character it makes up for in functionality. This is technically a one bedroom with a den but the den is larger than most, can be closed off, and has it’s own closet. This space could easily function as an office, nursery or maybe even a very small second bedroom. If you want to buy but aren’t ready to give up your tricked out apartment building, this is a good option. The building has a pool and a concierge included in a modest HOA fee of $541 (newbies, yes this is reasonable for a building of this kind.) Best of all, parking is also included.

Spacious and Wide Capitol Hill Home with THREE Bedrooms: $698,500

I am tempted to copy and paste the public listing below because it is bizarre. The list agent wrote some kind of poem that though sweet, isn’t really helpful. Luckily this place will sell itself. A common issue with row homes is that they can feel cramped and narrow. This one breaks the mold with a wide layout. I have been studying the photos and it looks like there may be too living spaces? The bonus space plus the three bedrooms makes this a real steal.

Cheerful, Renovated, and  Semi-Detached Home in Petworth: $739,500

I honestly don’t love the interior of this home but saying no to the exterior is pretty tough. That red door though… Though I don’t love some of the design choices, I would still make an offer on this house for several reasons. It has a whopping FOUR bedrooms. Three, including the master, are upstairs and there is a fourth in the basement, perfect for long term guests. You also can’t look past the fact that this house is semi-detached. This means light on three sides. That is worth shelling out the extra cash. All of this is just a short walk from Upsher.
