DC apartment buildings are continuing to offer two months free rent to generate business, but not at the same rate they were at the beginning of the year. In January, I identified over 80 buildings offering two months free rent. Today, that list is down by 50%. Here are the key findings:
- Newer, luxury buildings still seem to be offering the most concessions.
- Oftentimes special offers are limited to smaller units (one bedrooms and studios) so check the fine print.
- There are very few specials around the U Street, Shaw, and 14th Street area which was not the case six months ago.
Many buildings are still offering some concessions but they aren’t nearly as aggressive as what we were seeing at the beginning of the year (i.e. waived amenity fees, $500 gift cards, etc.) It is likely that this trend will continue as DC continues to open up. If you were considering moving this year, my advice would be go ahead and do it now.
