This is a tough time of year to be searching for a new home. I’ll admit, I was a bit discouraged when I started my search today — I felt like there was NOTHING out there to share! But after doing a deep dive, I was reminded there are ALWAYS a few hidden gems in the DC housing market. Here are a few available right now:
$1800 – 0 BD/ 1 BA – 425 sq ft – New, private, furnished studio (AU Park)
The basics: W/D in unit, WiFi/utilities included, street parking, private balcony, walking distance to Tenleytown Metro
What makes it great: This funky little place is super unique! I’m usually all about old DC charm but this place had me loving the modern look. The space isn’t very large (425 sq feet) but thanks to the high ceilings and natural light, it seems much larger. This is a great location for anyone who doesn’t want the hustle and bustle closer into the city – but still within walking distance to a Red Line stop. Its already furnished so you can leave what you have behind and settle in here!
Why you may think twice: $1800 for 425 square feet is a lot – especially when the apartment does not appear to have a full kitchen (listing mentions induction cooktop/microwave). It is also behind a private residence, on top of a garage, which is not everyone’s ideal living situation. You’d definitely want to see this place for yourself to see if it’s worth the money.
The basics: Gas/water included, tenant pays electric, laundry room in building, 10 min walk to Woodley Park Metro (red line)
What makes it great: This is a beautiful apartment in one of the city’s most expensive areas – for a decent price! It may not be the most charming on the inside, but you can make up for that by stepping out into the charming neighborhood you’ll call home. The kitchen and bathroom are updated; the living/dining room is large enough for entertaining without being cramped.
Why you may think twice: If you’re set on the neighborhood because of the charm – you may want to keep looking. Every now and then a beautiful deal pops up in this area.
$2200 – 1 BD/1 BA – 775 sq feet – 1 Bedroom Garden Apartment w/ Washer & Dryer (Shaw)
This costs a bit more than I usually like to feature for a one bedroom – but this unit is the stuff of Pinterest dreams!
The basics: W/D in unit, heat included, walking distance to Shaw Metro
What makes it great: This truly gives me apartment-envy. From the exposed brick to the large wooden table to the floating bookshelves.. then throw in garden access and I’m officially in love. This place has been renovated like a dream but continues to ooze charm. One of the perks of being on the first level is that this place has two private entrances.
Why you may think twice: Ground-level units are something to consider case-by-case once you see it in person. The rear patio is also shared with at least one other tenant. You’re also on the hook for most utilities (gas, water, electric, cable, phone, internet) so tack on a few hundred more per month on top of the rent.
$2400- 2 BD/1 BA – 810 sq feet- Two bedroom sunny unit in the heart of Capitol Hill
The basics: W/D in unit, water included
What makes it great: This two bedroom has a lot of potential for a pair of roommates or a couple looking to expand their space. The rounded window area caught my eye first – followed by the updated bathroom and what appears to be a relatively recent renovation. The bedrooms appear to be about the same size – but would require seeing in person to know for sure. Walking distance to Eastern Market (blue/orange/silver) and Union Station (red) Metro stations in addition to the Hill and H Street Corridor.
Why you may think twice: Two bedrooms, one bathroom: it may be a deal breaker, especially if this is an apartment for roommates. If you have the same schedule, a single bathroom could become an issue.
