Sweet Little Hill Crest House with Dreamy Kitchen: $318,500

I’m pretty sure the secret is out about Hill Crest, but in case you haven’t heard, Hill Crest is one of the hottest neighborhoods east of the Anacostia River. This two bedroom, one bathroom is only around 800 square feet but the layout seems workable. Besides the attractive price point, I had to feature this house based solely on the kitchen. White shaker cabinets and butcher block is one of my favorite combinations.

Light and Bright One Bedroom in Kalorama with a Balcony: $465,000

Calling all neutral lovers. If you are like me and fear color, this light and bright Kalorama one bedroom will steal your heart. Nestled on California Street, this spacious one bedroom (765 sq ft) has added perks like a sweet little balcony and a master big enough for a work space. The tiny kitchen is a bit of a drawback but the marble countertops make it worth the squeeze.

Small Two Bedroom on Capitol Hill with Classic Charm: $475,000

This small two bedroom (only 655 sq ft) would probably be more accurately described as a one bedroom with a den. However, the second bedroom does have a closet, window, and door making it a second bedroom by DC’s standards. It’s just small. If you can deal with tight quarters, this place has some charming features: good parquet floors, plantation shutters, and seemly high ceilings. I never say no to beaux arts!

Corner Two Bedroom in 1920’s Columbia Heights Building: $574,900

Beaux arts again for the win. The saying, “they just don’t make them like they used to,” rings true with apartments like this. This two bedroom, one bath is a comfortable 955 square feet. With some newer builds, you will see two bedrooms squeezed into a much smaller footprint. Each bedroom can accomidate a king sized bed and there is plenty of room for a dining space. All of this steps from the Columbia Heights metro. What luxury!

Affordable Three Bedroom Rowhouse in Ledriot: $699,900

Inventory is low in DC but it is even lower in Ledriot. This little enclave is like a suburban oasis right in the middle of the city. Prices in this neighborhood have been soaring so it is refreshing to see a three bedroom, single family home at this price point. Warning: the third bedroom is tiny and probably better suited for an office. Off street parking included.

Renovated Columbia Heights House with Rental Income Potential: $739,000

I can already tell you that this house is going to go for over asking. This is what everyone wants in DC: a beautiful house with an english basement apartment, ready to go. It is honestly rare to see something like this in this price range. Let the bidding war begin.

Three Bedroom Farm House with Fenced Yard in Shepard Park: $750,000

I may be more of a country girl at heart than I realized because this house pulled at my heart strings. The inviting entry, fireplace, and beautiful floors are just beginning. This house exudes warmth. If you are looking for a little more space and a hints of country living, all while being close to the city, don’t miss this opportunity in Shepard’s Park.
