To recap, if you qualify for the DC Open Doors program, DC will loan you money for your downpayment. This is a great program because it allows first time homebuyers to buy a home with far less cash needed upfront. However, one of the requirements for the program is that the mortgage cannot exceed $510,400.

Even though this house is more that $510,400, you can still pursue the DC Open Doors program. After subtracting the required 3% downpayment, you would need to get a mortgage for $513,130. That is SO close to the $510,400 limit. This means you have to get a second loan for the remaining $2,730.
