Prospective tenants must agree to pay an application fee of $50 per adult tenant, which will cover the cost of a standard background check, including credit scores, criminal record, and rental history. Tenants must agree to a security deposit equaling one month’s rent. One-year leases, with renewal options, are preferred. Tenants without full-time employment are welcome, but will be asked to provide a co-signer or prove their ability to pay rent. Landlord reserves the right (with 24-hour advance notice) to enter the unit on a quarterly basis to check fixtures, appliances, and perform other routine home maintenance tasks.
