OTM: Questions from a Fan

Thanks to a “big fan” of EBDC for sending in these questions. Here is my take!

1.) What tips do you have for weeding out scams on craigslist?  In my past apartment search, I’ve seen a few great apartments but in the end the people posting just want your info or try to sell you a realtor fee (membership with their company finds you off market deals etc.) Do you rule out listings with too vague details all together or mark it up to poor advertisement and inquiry anyway.

  • Craigslist is a great way to advertise because it is a free. Unfortunately people take advantage of that. You just have to be smart about it and develop a bit of a trained eye. Here are a few tips for spotting ads that probably aren’t worth your time.
    • ALL CAPS or weird symbols. These are advertisers trying to catch your eye.
    • Vague location. If the location is just listed as “Washington, DC,” skip it.
    • Duplicates. If you notice the same listing popping up, it’s likely marketing.
    • Giveaways. If an apartment comes with an iPad its either a scam or a terrible apartment.
    • Templates. Services like vFlyer cost money so any ad that looks too spiffy is making money. However don’t shy away because there is a good chance they are taking money from properties management companies or rental agencies.
    • Below market value. If you find an amazing deal, alway be weary. There are great deals out there but anything far below market value may just be trying to reel you in.

2.) Any tips on making yourself standout from the other 50 people that e-mail inquiring about the ideal 2 bedroom, under $2000 apartment in the U St / CoHi / Dupont Triangle?  My roommates and i’s biggest struggle last year was missing out on a posting that was a day old and had an overwhelming amount of responses.

  • This is tough. Good deals go quickly and it is hard to make yourself memorable. I don’t have much experience in this area but I will say that cash is a big motivator. If you are interested in a place, bring a check to the open house to secure the place then and there.

3.) Do you think you’ll expand to affordable group houses?  Coming from AU as a recent grad I know that option is popular with groups of friends, sometimes apartments aren’t feasible to squeeze 3 or 4 people, as 3 bedroom apartments are so rare or not affordable.

  • I think group houses are a great option and I would love to feature them more often. They are just tough to come by, especially the closer you get to downtown.

4.) What do you think the next up and coming neighborhood is?  I know Columbia Heights and U Street was the most popular area when I was looking in May / June 2013.  Do you see NOMA or SW Waterfront making an impact in the summer moving schedule?

  • I think Columbia Heights and U Street will continue to dominate. Because these neighborhoods are getting pricey, many will opt for nearby neighborhoods like Shaw. SW Waterfront is another good example of a growing neighborhood. My advice would be to look into these area now before prices skyrocket.
