I’m noticing a few trends this weekend. The first has to do with the grand opening of the newly resigned SW Waterfront. Incase you have been living under a rock, many of the restaurants, bars, and stores in the Wharf development are on the verge of opening. Sellers smell opportunity. There are several new listings this weekend in the swanky condo buildings that existed before this major redevelopment. Sellers are ready to cash out on their newly booming neighborhood. It is also good news for buyers because the new condo buildings going up in this neighborhood are pushing $1000 a square foot. These resales might be your last chance to get something relatively affordable. I didn’t feature these units this week because they simply aren’t my style. The second observation is from a design perspective. People are keeping the trim. Many of these fabulous old Wardmans are filled with dark wood trim. Most flippers love to paint this charming feature so I am glad to see that some old homes homes in the District have survived.
